Small village house for restoration with land and views / Piccola casa di paese con giardino e veduta.  This small edge of village house has been, for years, used as a barn but was originally a small home.  The property is situated in a medieval hilltop village with fabulous views over the river valley below.  The house is for complete restoration, but all services are close by for easy connection and there is a good sized garden,as well as a terrace, ideal for eating "al fresco". Village house with garden to restore in the Garfagnana Valley. This house is located in the municipality of Fosciandora in Garfagnana, it is just on the edge of the village. It is on 3 floors and at the moment is just 4 walls and the ceilings, the owner has started the works of diggin out the ground from the ground floor for put down the insulation and has connected the house to the sewage and to the mains water. The roof is new so this project just needs internal works and cosmetics. The house also has a garden with great views, not attached to the house, but only 100 meter away.

Village House to Restore with Surveys and Quotes already done This property is set between Aulla and Fivizzano in one of the small hill top villages of the Lunigiana which overlooks the drammatic Alpi Apuane. The property is in the historic centre of the village which is actually well inhabited around and has a post office in the village. The owner has already had surveys done on the building and has a quantitive survey as well as a quote available for the restoration. There is a roof terrace on the property and a small garden behind it.                          

Country house to be restored with land, barn on edge of village   Believe it or not, this property is actually in "Alta Versilia" above the Versilian Coast however, it is easier to access from the Serchio Valley. The property is accessed by quite a windy road but is close to a village with a lively restaurant and shop.  When we visited, we were also astounded to find a jewel of a restaurant within walking distance of the property.  The village is very close to the Matanna mountain and is in perfect walking and horse-back riding countryside. The house is itself is just 20 metres from the road within a small fraction of the village so the access is quite easy.  We are still awaiting the land plans but there is enough land to build a pool across the brook from the house. The house itself is in dire need of modernisation and currently has very small rooms.  For someone wanting a project, this is ideal as it is already classified as a house and so will not need the classification changed before purchase. Inside there are four rooms on each floor.  One enters on the first floor via a small terrace into a small dining area and kitchen with a fireplace, there is also an attached room that has permission to be raised up to the height of the house. Once, the house was two houses and so there are two staircases leading up to the three bedrooms and two bathrooms. The house is served by electricity and water but we don't think that it has proper sewers. Great for bargain hunters who don't mind being off the beaten track!

Townhouse attached on one side with garden in the Garfagnana        This house, in the Garfagnana hills, is “al grezzo”.  This means that the owner started work on it, but then he decided to sell and so, at the moment, there are just two big rooms which need finishing.  The windows and the doors are all new.   This property needs you to chose your tiles and room layout to move in.   As you enter, there is a room that can become a kitchen/living room with stairs going up to where you could have a bedroom and a bathroom.  The house also has a cellar with an external door so you can have another useful room.   Included in the price is the garden of 900sq. meter, on the side of the house.    The house has wonderful views of the valley below.  Castelnuovo di Garfagnana, a town which has all services and shops, is just a 15 minute drive and the nearest restaurant is in the 5 km down the valley.  The price is 50.000 euro.  There is also the option to buy a barn near by. 

Rural Building to be converted into small detached country home with land In these times of uncertainity with regards to barn conversions, we have been assured that this rural building can be converted into a holiday home.  We currently have an architect looking to see if we can construct full car access however, the barn is close to a village and a car park so there are no difficulties with access on foot. We are currently awaiting plans for how the how the future home will be organised, this will be posted onto the site as soon as we have them.  

Stone village house with 3 bedrooms, cantina and views partially set over medieval arched walkway This village house has lots of character, lots of space and lots of original features including terracotta tiles and chestnut beams. On the ground floor there is a kitchen and reception area and bathroom.  The floor above has another reception room and 2 bedrooms, and above that there is another single bedroom with the best of the views. Underneath the house, above ground level, are 2 cellar rooms which run the entire length of the building. The house is set in a characteristic medieval village and has it's fair share of great features, including the arches and the gargoyle. This is an interesting property at a very interesting price. 

House in much lived in Village between Bagni di Lucca and Barga This house has had all the preliminary work done to see what kind of restoration can be done. At the time of our investigating, one could a roof terrace on top of the house where one of the bathrooms currently is and open which would make a superb place to enjoy the sun. At the moment the house has a regular kitchen on the ground floor but someone with more dash than cash would be able to put the kitchen upstairs and have the roof terrace as an outdoor eating area.

Semidetached town House to be restored in the beautiful Garfagnana mountains.   This house il located in a preatty little village in the Garfagnana mountains above Castelnuovo di Garfagnana. It is on 3 levels: on basement floor there is a good size room, with access from the road,  and a smaller one, this floor was the old cellar of the house but can be converted into more living space. On ground floor there is an old kitchen with an enormus fireplace, a living room and a small utility room, that can be converted into a bathroom. On first floor there are 2 bedrooms, one with a good size terrace and a room that already has all the pipes for be the bathroom, and the other with a small balcony. Village house partially restored in the beautiful Garfagnana Valley. This house is located in a village near the lake of Gramolazzo in Garfagnana. The house is on 2 floors, on ground floor there is a good size living room, a kitchen with access to the outside space big enough for eating outside in the summer, a bathroom with shower.  On first floor there are 3 bedrooms. The house is habitable, the structure is good, the roof is new, the electric system is in good condition and shouldn't need to be replaced. The ceilings have been lined with wood panelling however, below them there are beams. The house just need some cosmetic work on the inside to make it your taste and that is all.   

Barn for restoration with land and views close to popular medieval hilltop village This is a very large barn, in a beautiful location, that will need to wait for the new "piano regolatore" (building regulation) to see if could be change into a civil habitation.  At the moment it only has pedestrian access.

Country House for restoration in beautiful scenic position This property is in a wonderful scenic location only about 20 minutes north of Lucca.  It sits alongside Casa La Selvetta which you can see on our website at Eu 300,000.  This property would achieve that sort of price, or more, once renovated.  The 2 properties together would make a spectacular Tuscan home for holidays, rentals and all year round living.  And together, they should be worth more than if they were sold individualy.  Something to think about.

Restored house with Garden in medieval village close to Bagni di Lucca This house is in the Lima Valley between Bagni di Lucca and the ski resort of Abetone.  The village is very lively and also surprisingly wealthy due to many of the indiginous families having spent time in other countries building up and running businesses.  This also has a hidden advantage in that the families have an open mindset and some even speak some English/French/German etc. The house is ready to move into and inhabit all year round as it has full central heating.  The heating will need some updating and theboiler definately needs to be looked at before firing up the heating! The design is interesting as the house has been built with a middle staircase and rooms either side of it. A lick of paint and a new bathroom will make this house a perfect buy!

First Floor Apartment to be restored The owners of this "palazzo" have just invested in the hallway of this building to make it much more attractive. At the moment, this is "carte blanche" just waiting for you without all the hassle.  Buying an apartment, makes alot of sense if you want to be within walking distance of all the amenities.  It is also ideal if you don't want to have to hire a car each time you visit. This apartment has all services attached and some of the electrical system is new enough that it should reach current European Standards.

Large Village house with Garden and great views for restoration in the lower Garfagnana   This property is habitable but wil eventually need complete restoration.  The nice thing is that the owner can live inside the property whilst doing the property up a little at a time. There are two entrances to the property so one could convert this into two small apartments.  Inside there are two bedrooms, a study, a kitchen dining room and bathroom. Behind the house was bombed and so has collapsed.  This means that the owner could build on top of this area or build a raised terrace at ground floor level above the cantinas.  Although, the village is high up, it is well lived in and has a cultural centre, bar, its own town-hall.

Apartment with excellent potential in Barga Barga is a very important city both historically and today.  Historically, it was owned by the Florentines when everything else in Medieval times was owned by the Lucchesi.  Now it is a cultural and artistic centre with a intricate texture of emigrants who have returned and new comers to Italy.  One will never feel lonely in Barga. This property is on the second floor of an ancient "palazzo" inside the walls of the city of Barga.  For this reason, the ceiliings are high enough to even put a minstrals gallery in some of the main rooms. The only bad thing about this apartment is that it is badly laid out.  We currently have a geometra working on a new lay-out for this apartment as the bathroom has a huge ante-bathroom that could be improved immensely. At the moment, there are three large rooms, a corridor almost two bathrooms and a corridor. The apartment is served by all the services including methane gas that serves the whole city.  

Village house to be restored on the hillside with great views and garden This house was partially restored by the owner. He did the roof and all the interior ceilings, but then decided to sell the property. The house is on 3 levels and at the moment it is just 3 big rooms on each floor, so you can choose your layout and divide the property as you wish. There is car access right to the main door and you can make your own private car parking in the garden or you can park the car in the main village car park that is just 500 metres from the house. The garden at the moment it is surrounded by walls because the owner was building a garage there.  However, you could return this to the original garden.

Village house completely restored with patio This village house has been completely restored trying to keept all the traditional features like beams and stone on the walls by the owner during the last few years. The house is located in a nice little village outside Bagni di Lucca, it is date back in the year 1300 and has a nice outside space for heating out during the summer night. It is on three floors with kitchen and bathroom on ground floor; living room with beams and a nice fireplace on first floor and 2 bedrooms on second floor. The house has two access, one from the kitchen and the other from the living room. When the owner have restored the house he made new roof, new ceiling and a "vespaio" under the kitchen floor to keep the humidity out of the house. There is no central heating apart from the fireplace, a stove in the kitchen and electric's radiators in the bedrooms.

Detached village house with views This house is actually divided into 2 houses, a smaller one that was extended with a garage and a loggia on top and the larger one below that was lived in until just two years ago. The smaller house is on 2 floors, on the ground floor there is a garage and a room used as a kitchen, on the top floor there is a room and the loggia.  From the Loggia there are great views on the mountains. The biggest house is on 3 floors and was built in the typical tuscan style, with the stairs in the middle and rooms on the sides.  On ground floor there is a  kitchen with original fireplace and living room; on the middle floor there is the bathroom, and on first and second floors there are 2 bedrooms on each floor. The largest house has no central heating and the electric system is old, but for the rest is perfect.  The windows are in good conditions and the roof was recently checked. The smaller house needs more work but can easily be converted into a great guest house.

The first apartment is located on the ground floor and it is made of a corridor from which you can access to all the rooms, a diningroom with fireplace, kitchen, bathroom, 2 bedrooms and a living room. It has central heating and just need cosmetics works. The second apartment is on the first floor and it is actually used as rooms for the hotel so it is made of 5 bedrooms all with ensuite bathroom.
