Barn for restoration in village location with garden   This barn is located in a popular village quite close to Lucca.  The property is for restoration but is in surprisingly sound condition.  The roof is good, the floors are solid and there is already water and electricity.  There is also a small garden and great views. There are some issues with planning regulations.  For example, the dooorway to the garden needs to be closed off and one of the windows needs to be turned back into a door.  But overall, this is a straight-forward project with lots of potential. Located in the Brancoli Hills, the first hills outside Lucca there is a bar and a shop in the village already.  The village is also one of those well-inhabited villages with life going on all around. The things to note about this property is that the view over Lucca is only obtained from the top rooms as there is a house in front.

Small Rustic House with land in the Brancoli Hills close to Lucca for restoration This property has just come onto our books and we will be checking the facts during the next few weeks. As it stands the property is accessed by about 2 km of white road above the villages. There is already an easily negotiable track to access the property. The property consists of two small buildings, one a storage shed for the maize that used to be grown on these hills and a larger building of about 50 mq.  The two buildings are connected by a tank that, in the future, could be made into a corridor.  Water can be provided from a source below the house and electricity passes about 100m away and can be taken up to the house.

The house size  is about 40 m sq on each floor but it should be possible to obtain planning permission to add more volume if required. There is also about  13000 m sq of land. The road arrives close to the house, although you would need to construct the final portion to have fulll car access. Clearly this house is a complete reconstruction, but once it is rebuilt it will be a perfect Tuscan home with private land, views and room for a pool.

The access to the barn is by an old communal road, you will need a 4x4. Even though the barn needs to be restored, the structure is actually very good. Large restored home in medieval village between Bagni di Lucca and the ski resort of Abetone.  Ideal for a B&B.   This large family home is over four floors and is in very good condition.  The roof was completely renewed in 2002. The house has wide staircases and lots of unusual corners and unexpected rooms.  This is not a conventional lay-out.  The property was restored in about the 1980s and some of the original features have been covered over.  However, it is a large, well looked after property and putting the charm back should not be too difficult. 1 Bedroom stone house in attractive medieval village with good access to Lucca    This attractive small house is in a beautiful village with easy access to Lucca and can be bought on its own or with an adjacent larger house; Casa Pacini Grande. The smaller house is one bedroomed with lots of original features and is priced at Eu 70,000. The larger house has 3 bedrooms, panoramic views, original features and is priced at Eu 120,000. Both houses are in very good condition, with beautiful stone exterior and the larger house has the possibility of a small garden.

Charming restored cottage in picturesque hilltop town     This charming cottage is located in a characteristic hilltop town, really no larger than a large village.  The town is completely surronded by medieval walls and there are great views over the surrounding valleys and hills.  There are bars, shops and restaurants and even a school.  There is also good access to even more services in the valley below. There are 2 large bedrooms one of which has a balcony.  There is also a patio area outside of the front door.      

Restored house with Garden in medieval village close to Bagni di Lucca This house is in the Lima Valley between Bagni di Lucca and the ski resort of Abetone.  The village is very lively and also surprisingly wealthy due to many of the indiginous families having spent time in other countries building up and running businesses.  This also has a hidden advantage in that the families have an open mindset and some even speak some English/French/German etc. The house is ready to move into and inhabit all year round as it has full central heating.  The heating will need some updating and theboiler definately needs to be looked at before firing up the heating! There is car access right to the main door and you can make your own private car parking in the garden or you can park the car in the main village car park that is just 500 metres from the house. Village house in good condition in medieval village between Bagni di Lucca and Abetone   This village house is on 3 floors plus a cantina level accessed from behind the property.  There is a shared court-yard space to the front and the house is in very good condition.  The property is currently divided between 2 owners, but in a very odd way with a shared hallway and staircase and different floors and rooms belonging to different owners.  However, fortunately, both owners are keen to sell and you would be able to get full freehold of the entire property. There are great views from both sides of the house and the village has shops and bars and is about 30 minutes from skiing at Abetone and 20 minutes back to Bagni di Lucca.

Large Village House for light restoration in the hills above Bagni di Lucca This 3 bedroom house requires just light restoration to make it a great Tuscan home.  The property has many original features including beams, terracotta tiles and traditional fireplace.  Walking around the property you really get the urge to get in there with a sandblaster and expose the beautiful chestnut beams and tiles. The house looks like it was originally 2 smaller properties and this may be an option for you, perhaps to redivide and to sell on or use for guests or rentals.  Otherwise, it would be easy to give the property a homogeneous look by re-pointing the exterior.
