Village house for restoration in attractive location between Bagni di Lucca and Barga This house is actually deceptively large.  It includes one terratetto (terraced house) with most of the house next door included in the sale.  The main part of the house is on 3 floors and, although in need of restoration, is surprisingly sound.  The floors are of wood and will need some work, but the main structure, including beams appears solid.  There are lots or original features, including a stone staircase and the rooms are generous and will be comfortable.  There are 2 large rooms on each floor.  The portion of house next door, which will need to be re-connected to the main part, includes just the lower two floors but adds a good portion of volume to the property.  In all, there are 8 good sized rooms.  The second part of the property is currently accessed through it's own front door.  The roof is dry but will need work to bring up to the standards of a habitation.  However, the property is just one room deep and the second portion shares the roof with the neighbouring property so bringing the roof up to standard should not be a major issue. The house size  is about 40 m sq on each floor but it should be possible to obtain planning permission to add more volume if required. There is also about  13000 m sq of land. The road arrives close to the house, although you would need to construct the final portion to have fulll car access. Clearly this house is a complete reconstruction, but once it is rebuilt it will be a perfect Tuscan home with private land, views and room for a pool.        

Village house for restoration on 3 levels with views and new roof This property, in a central location within a medieval village located quite close to Lucca, has views, a small patch of land and will make a great renovation project.   The property is over 3 storeys, with a cellar that can be converted into living space, and 2 other floors.  The main entrance is to the middle floor which has a date over the door of  about 1570.   The roof has been replaced, the walls are sound and this should be a straight-forward project which will result in a very attractive village home.  

Country house to be restored with land, barn on edge of village   Believe it or not, this property is actually in "Alta Versilia" above the Versilian Coast however, it is easier to access from the Serchio Valley. The property is accessed by quite a windy road but is close to a village with a lively restaurant and shop.  When we visited, we were also astounded to find a jewel of a restaurant within walking distance of the property.  The village is very close to the Matanna mountain and is in perfect walking and horse-back riding countryside. The house is itself is just 20 metres from the road within a small fraction of the village so the access is quite easy.  We are still awaiting the land plans but there is enough land to build a pool across the brook from the house. The house itself is in dire need of modernisation and currently has very small rooms.  For someone wanting a project, this is ideal as it is already classified as a house and so will not need the classification changed before purchase. Inside there are four rooms on each floor.  One enters on the first floor via a small terrace into a small dining area and kitchen with a fireplace, there is also an attached room that has permission to be raised up to the height of the house. Once, the house was two houses and so there are two staircases leading up to the three bedrooms and two bathrooms. The house is served by electricity and water but we don't think that it has proper sewers. Great for bargain hunters who don't mind being off the beaten track!

Stone village house with 3 bedrooms, cantina and views partially set over medieval arched walkway This village house has lots of character, lots of space and lots of original features including terracotta tiles and chestnut beams. On the ground floor there is a kitchen and reception area and bathroom.  The floor above has another reception room and 2 bedrooms, and above that there is another single bedroom with the best of the views. Underneath the house, above ground level, are 2 cellar rooms which run the entire length of the building. The house is set in a characteristic medieval village and has it's fair share of great features, including the arches and the gargoyle. This is an interesting property at a very interesting price. 

Village House with Beautiful garden to restore This house is set around part of a Medeival fortress in a hilltop village in the Garfagnana valley. above the very 21st century town of Gallicano.  From this position, one gets the most stunning view over the Garfagnana valley and up to the Tre Potenze Mountain.  The village has a shop and a restaurant and so it is self-contained, it also has its village Medieval festa once year which something to behold. The house itself is really more about excellent outside space as it has a huge garden.  This house has had some restoration but is not completely restored.  The floors have been strengthened and the chimney has been restored.  When the roof was replaced, the owners put an anti-seismic strengthening frame around the house. Inside there is space for two bedrooms and a bathroom, as well as a minstrals gallery where either a third bedroom or a second bathroom.  This property is owned by two geometras and so they can also assist with any project work on the restoration.  

Country House for restoration in beautiful scenic position This property is in a wonderful scenic location only about 20 minutes north of Lucca.  It sits alongside Casa La Selvetta which you can see on our website at Eu 300,000.  This property would achieve that sort of price, or more, once renovated.  The 2 properties together would make a spectacular Tuscan home for holidays, rentals and all year round living.  And together, they should be worth more than if they were sold individualy.  Something to think about.

Village house to be restored on the hillside with great views and garden This house was partially restored by the owner. He did the roof and all the interior ceilings, but then decided to sell the property. The house is on 3 levels and at the moment it is just 3 big rooms on each floor, so you can choose your layout and divide the property as you wish. There is car access right to the main door and you can make your own private car parking in the garden or you can park the car in the main village car park that is just 500 metres from the house. The garden at the moment it is surrounded by walls because the owner was building a garage there.  However, you could return this to the original garden.

Medieval House for restoration with views, large garden and good access This interesting medieval house is located in a small town in the Serchio River Valley, between Bagni di Lucca and Barga.  The town has shops, bars and restaurants and also has very easy access being above the valley floor but not far or very high into the mountains.  The town is a characteristic Tuscan medieval site with an old church and the largely intact remains of the castle. The house itself is medieval and retains many original features.  The garden is large for a village house and has a wide stone staricase that leads down to it and to the arched cantinas below.  The garden is overgrown but you can still see the quality of the build.  There is plenty of room for a pool. The doorway from the street opens into a loggia with views over the garden and to the valley below.  Above the loggia is a large balcony.  Inside, the property needs restoration but is basically sound and, best of all, has a new roof.  The third floor includes a large room inside the "tower" which would make an ideal master bedroom or studio. Although in need of restoration, this property has it all; a medieval form with private loggia and part tower, a large garden with room for a pool, 3 bedrooms, good access and a new roof.   A very interesting propert indeed.

Rustic farmhouse in habitable condition with land, views, 2 barns and a chapel   This traditional stone farmhouse comes with 2 barns and a chapel as well as 60,000 M Sq of land, mostly woodland but there is a generous portion of fenced off garden. The house has reasonably good access and is located about 5km from a medieval walled town with shops and restaurants.  The final portion of the road is a shared private dirt track, relatively flat and about 1km in length.  There is one difficult turn but the access is overall quite good and reaches right to the house with lots of parking. There are 2 other residences close by but Casa Leonardo is the main house and has most of the land and the road itself, although the other houses have a right of way. There is enough land for a pool and the house has great views back down the valley.   The house itself is in habitable condition.  There are wooden floors, a large Tuscan fireplace and lots of original features.  There is a recent bathroom and overall the house just needs light restoration and redecoration.  The roof is of the traditional stone type and is in need of cosmetic attention, however, there is a layer of waterproof felt and the roof is dry and not in need of any immediate work.  The house is fully habitable and you could stay there on your first night after purchase. Vecchia Dogana: Old customs house, large villa in classic style with land and views.     This is a unique opportunity to buy a piece of Italian history. Before the unification of Italy in 1860, Lucca was its own city state and levied taxes on goods being transported across her borders. This old customs house is built to a pattern that you can see across Italy. There is a similar building on the Via Aurelia at the old border between Tuscany and Lazio.    The villa is in classic style with a large loggia out front. The ground floor has a high ceiling and any carriages or wagons unlucky enough to be stopped would have been diverted inside. Otherwise, and this is the main disadvantage, they would have been diverted round and to the front of the building , and that is where the road runs today. The road is a quiet country road with little traffic. Nonetheless, you would come out of your grand front door, and need to look both ways, before crossing over to the garden. The garden, however, is a good piece of flat garden, on a promontory and with fabulous views down the valley and ample space for a large pool.   The building is in need of a total restoration. Hence the bargain price for what will restore into a beautiful large villa. And once restored, in spite of the issue with the road, there are lots of uses to which this property could be put; a wonderful family home, holiday apartments, regular apartments, condominium with shared pool complex opposite. The possibilities are endless. Some of you may remember seeing this property listed at just Eu 90,000.  The increase to Eu 200,000 is because the owner of the other half of the building has been located. So we can now offer it will full title, but unfortunately for an increased price. Partially restored village house in scenic location above Bagni di Lucca. Partially Restored "Palazzo divided into Three Apartments to be Completed This is a good investment oppurtunity for someonw who wishes to finish off this apartment conversion.  At the moment the property is finished to builders finish and little work is needed to convert this into three two bedroom residence with either a small garden each or comunal garden. The views from this property are spectacular and the distance from Lucca is about 18 km.

House and Barn with Fantastic Views Ready to Restore Wow, this house and barn have a most encapsulating view down the valley of the "Deep Green" and up to Monte Matanna.  The advantage is that there is already an access road, the disadvantage is that it is quite narrow and requires a 4 x 4 at the moment.  This is a house for one of the those adventurers who dreams of restoring a barn and has tonnes of patience.  It is surrounded by 20.000 mq of beautiful vineyards. The services all need to be brought to the property (hence the need for patience) but for someone looking for a long term investment at a low entry price this could be the one for you. One building is a civil habitation whilst the other is a barn still.  There is a total of 8 registered rooms however, this could easily become a 4 bedroom property if internally designed correctly.

Large Village House in reasonable condition with garden and lots of traditional features This property needs some light work but will restore to a really great home.  The outside has been roughly cemented but you could take it back to the original stone or paint it a more attractive colour.  The small terrace to the front of the house is private to the property.  Inside, there are large rooms with lots of origial features; chestnut beams, cotto,2 fireplaces, Edwardian flooring.  The whole house seems solid but needs sand-blasting and redecoration.  But probably not anything structural.  Electrics will need some attention The roof is sound but has not been water-proofed or insulated.  So if you get a storm in a certain direction then water will come in under the tiles.  This is how roofs used to be and for an old style roof it is in very good condition.  But you would probably wish to have the tiles removed and a water-proof layer and insulation applied fairly soon after purchase.  It is not essential but you will need to do this at some point.  This is not a big job but you should be aware. Semi-detached House with Garden, close to Lucca and a Sizable Village with Shops This house is located quite close to Lucca, has a good sized garden 800sq.meters and has been partially restored during 1990s.  On ground floor there is entrance, storage-laudry, shower room, kitchen and living room with fireplace and stairs for access to first floor where you will find big double bedroom and a small bedroom with utility room; on second floor there are 2 double bedrooms and a shower room.  In the complex the house is good conditions, the electric system was partially restored in 1990, there's no heating system but in the village there's main gas and there is also enough space in garden for a gas tank.  It is empty from around 3 years, but the owner keep going there to try and mainten the house.  Good option for someone that would like to be near Lucca.
