Roadside property between Bagni di Lucca and the ski resort of Abetone                Located on the main road between Bagni di Lucca and Abetone, this property has great car access with just enough space to park a car along side the house, after a little improvement.     There is a small strip of garden, along the road and about 100M in length. The building is protected from falling rocks from further up the hill by a steel mesh barrier.   The house was originally a chestnut store. The floor is missing but the roof was replaced at some stage and is mostly sound. The building offers a completely open volume of about 5,5m depth by 6.6m width and a height under the eaves of about 5.7m. Thus it could be converted to a two-storey house of up to 68m².   The construction is in stone and the front elevation has a large opening, that could make a great feature, and two large windows. A third window opening has been closed up in the past. The right-hand side elevation has a large window at the upper level, which could form a new door as it is at ground level higher on the hill.   The building would make a pleasant "upside-down" two-bedroom house and is at a very interesting price.      

Small village house in the Brancoli Hills close to Lucca for Restoration This small village house presents itself as an excellent "toe-in-Tuscany" and will make an easy project to upgrade into a two bedroom, two bathroom house. Located in the Brancoli Hills, the first hills outside Lucca there is a bar and a shop in the village already.  The village is also one of those well-inhabited villages with life going on all around. The things to note about this property is that the view over Lucca is only obtained from the top rooms as there is a house in front.

Small Rustic House with land in the Brancoli Hills close to Lucca for restoration This property has just come onto our books and we will be checking the facts during the next few weeks. As it stands the property is accessed by about 2 km of white road above the villages. There is already an easily negotiable track to access the property. The property consists of two small buildings, one a storage shed for the maize that used to be grown on these hills and a larger building of about 50 mq.  The two buildings are connected by a tank that, in the future, could be made into a corridor.  Water can be provided from a source below the house and electricity passes about 100m away and can be taken up to the house.

Country House to restore with views and land This house is located in the hills above Bagni di Lucca and has great views. The house size  is about 40 m sq on each floor but it should be possible to obtain planning permission to add more volume if required. There is also about  13000 m sq of land. The road arrives close to the house, although you would need to construct the final portion to have fulll car access. Clearly this house is a complete reconstruction, but once it is rebuilt it will be a perfect Tuscan home with private land, views and room for a pool.        

Village house for restoration on 3 levels with views and new roof This property, in a central location within a medieval village located quite close to Lucca, has views, a small patch of land and will make a great renovation project.   The property is over 3 storeys, with a cellar that can be converted into living space, and 2 other floors.  The main entrance is to the middle floor which has a date over the door of  about 1570.   The roof has been replaced, the walls are sound and this should be a straight-forward project which will result in a very attractive village home.

On the ground floor there is a kitchen and reception area and bathroom.  The floor above has another reception room and 2 bedrooms, and above that there is another single bedroom with the best of the views. Underneath the house, above ground level, are 2 cellar rooms which run the entire length of the building. The house is set in a characteristic medieval village and has it's fair share of great features, including the arches and the gargoyle. This is an interesting property at a very interesting price. 

Village House with Beautiful garden to restore This house is set around part of a Medeival fortress in a hilltop village in the Garfagnana valley. above the very 21st century town of Gallicano.  From this position, one gets the most stunning view over the Garfagnana valley and up to the Tre Potenze Mountain.  The village has a shop and a restaurant and so it is self-contained, it also has its village Medieval festa once year which something to behold. The house itself is really more about excellent outside space as it has a huge garden.  This house has had some restoration but is not completely restored.  The floors have been strengthened and the chimney has been restored.  When the roof was replaced, the owners put an anti-seismic strengthening frame around the house. Inside there is space for two bedrooms and a bathroom, as well as a minstrals gallery where either a third bedroom or a second bathroom.  This property is owned by two geometras and so they can also assist with any project work on the restoration.

Village house to be restored on the hillside with great views and garden This house was partially restored by the owner. He did the roof and all the interior ceilings, but then decided to sell the property. The house is on 3 levels and at the moment it is just 3 big rooms on each floor, so you can choose your layout and divide the property as you wish. There is car access right to the main door and you can make your own private car parking in the garden or you can park the car in the main village car park that is just 500 metres from the house. The garden at the moment it is surrounded by walls because the owner was building a garage there.  However, you could return this to the original garden.

Detached house close to Bagni di Lucca with land and views This type of property is becoming very rare.  Originally a barn, it has been extended to twice the original size plus has the addition of a separate bathroom and loggia above. The property has issues.  The water supply is inadequate and needs improving.  There is no electricity, although the pylons pass quite close; only about 150M from the house.  The building work on the extension is solid enough but needs finishing and improving.  There is also an issue with a small portion of land on one edge of the house that belongs to a third party.   So this house comes with "un sacco" of problems, but nothing that cannot be resolved.  And the reward will be a splendid detached home in Italy with lovely views, a great garden with figs, grapes and olives plus room for a pool. Country House for restoration in beautiful scenic position This property is in a wonderful scenic location only about 20 minutes north of Lucca.  It sits alongside Casa La Selvetta which you can see on our website at Eu 300,000.  This property would achieve that sort of price, or more, once renovated.  The 2 properties together would make a spectacular Tuscan home for holidays, rentals and all year round living.  And together, they should be worth more than if they were sold individualy.  Something to think about.

Large Village House for light restoration in the hills above Bagni di Lucca This 3 bedroom house requires just light restoration to make it a great Tuscan home.  The property has many original features including beams, terracotta tiles and traditional fireplace.  Walking around the property you really get the urge to get in there with a sandblaster and expose the beautiful chestnut beams and tiles. The house looks like it was originally 2 smaller properties and this may be an option for you, perhaps to redivide and to sell on or use for guests or rentals.  Otherwise, it would be easy to give the property a homogeneous look by re-pointing the exterior. There is ample cantina space below with 2 oil tanks for the oil-fired central heating.  The heating looks to be in good shape, the electrics also look as if they have been replaced fairly recently.  Finally, the roof was re-sealed just a couple of years ago. The house needs a modern kitchen and bathroom and snadblasting and redocorating.  Otherwise it is pretty much all there and would not take much to become very comfortable. Semi - Detached village house with two small Gardens Complete Car Access*Large Rooms * HIgh ceilings * kitchen * Room for three bedrooms * two gardens * large cantinas This house is actually almost detached, except for two rooms, and is situated in the Lima Valley just north of Bagni di Lucca.  The property is in a thriving village featured on Channel 4's "Place in the Sun".  The village has excellent access to the ski slopes, at that time of year, for those who wish to be first on the ski lift. The house is currently used by the village Medieval Society hence the large rooms, however, the house can easily be divided into smaller, more practical rooms at very little expense.  The photos also show that the house is a stone house and could be taken back to show the stone. Medieval House for restoration with views, large garden and good access This interesting medieval house is located in a small town in the Serchio River Valley, between Bagni di Lucca and Barga.  The town has shops, bars and restaurants and also has very easy access being above the valley floor but not far or very high into the mountains.  The town is a characteristic Tuscan medieval site with an old church and the largely intact remains of the castle. The house itself is medieval and retains many original features.  The garden is large for a village house and has a wide stone staricase that leads down to it and to the arched cantinas below.  The garden is overgrown but you can still see the quality of the build.  There is plenty of room for a pool. The doorway from the street opens into a loggia with views over the garden and to the valley below.  Above the loggia is a large balcony.  Inside, the property needs restoration but is basically sound and, best of all, has a new roof.  The third floor includes a large room inside the "tower" which would make an ideal master bedroom or studio. There is a generous barn near the house and another on the land above, as well as a small chapel.  The house has water and electricity already connected. This is a great opportunity to buy a traditional farmhouse with land, views and outbuildings in habitable condition at a very competitive price.  Unfortunately, houses like this one are becoming very difficult to find.

House to restored with garden in beautiful medieval village. This town house is located in the centre of the village just less then 5 minutes from a restaurant and bar. The house is on three floors plus the cellar. On the first floor there is an entrance with access to the cellar and a good size kitchen with spectacular views.  From this floor a wooden staircase gives access to the first and to the second floors. On these two floors there are two good size bedrooms each floor and a bathroom on the first floor. All the floors are made with cotto tiles and are still in good condition.  All the systems need to be checked and there is no heating system at the moment, but the village has town gas so it will be easy to connect to the house. The garden is located at the cellar level and the access is through the cellar. At the cellar level there is also an internal bread oven.

Country house for restoration with land and outbuildings This property is situated just outside of a medieval village with easy access to the services back down on the valley floor.  This is a classic stone building, with a beautiful arched doorway, terrace to the front and great views.  A 1960s cowshed is attached to the building.  This part of the house is in very sound condition and offers 2 very large rooms once restored.   The rest of the house is full of original features with 2 fireplaces, chesnut beams and terracotta tiles.  It is in need of restoration.  The walls seem sound, most of the flooring is in reasonable condition, there is a temporary roof over the structure to prevent further deterioration. There is also an issue with access.  The property lies about 300M off the road which runs up to the village.  There are a number of options and permission and rights of way have been negotiated to put in a road.  Depending on the option chosen, the road could cost between Euros 20, 000 and 30,000.  However there is also a grassy path which goes all the way to the house and some improvement of this could be a very much cheaper option, at least initially. Village house for restoration, close to all services, with garden This is one of those properties where you need a little imagination.  Located in a village very close to the town of Fornaci di Barga, this house has all services; shops, bars restaurants all within walking distance.   Yet the village retains a rural feel, with a beautiful church.  The only difference between this village and a really rural location is that all of the surrounding houses and villas have already been beautifully restored and are very impressive.  This must be the last property in the village for restoration, and at this price it is quite a find. The property seems to be in generally sound condition, it would be worth having the roof checked but it seems ok and the property appears to be water-tight.  There is 400 M Sq of garden included, with just about enough room for a pool.  It is a little over-looked but a few trees and bushes should take care of that. In sumary, this is an interesting old building that may not need as much work as first appears.  The real advantage is the location, it is in a beautiful traditional village, rural in nature yet very close to everything.  You could imagine yourself to be in the middle of a remote Tuscan hillside, yet you are actually only 100M from the main road. An interesting prospect for someone who wants a traditional Tuscan house, without a long drive into the mountains to reach it.

At the moment it is on 2 floors and has 3 rooms on ground floor and 2 rooms plus the old hay room. Out side there was a loggia that can be rebuild. The house has land and accoding to municipality law you can build a swimming pool.  

Country house to restore just outside Bagni di Lucca. This traditional Tuscan country house is in a great location on the hills overlooking Bagni di Lucca. The property includes the house, a 2 storey barn and lots of land. The access to the property is by a private gravel road and maybe one thing to do is to increase the parking space at the house. The house needs some restoration, the roof neesds to be checked but the internal ceilings look to be in good condition and are made with beams and terracotta tiles. The house is on two floor plus the cellars. On the ground floor there is an entrance that connects the house to the balcony  where there is a pizza oven and the bathroom, a big kitchen and a living room with wonderfull views that is currently used as a bedroom. Country house to restore just 10 minutes from Bagni di Lucca with land.   This house is located in a small village just outside of the spa town of Bagni di Lucca.  It is attached on one side but has its own privacy. The property includes the main house and a barn, big enough to make an apartment. The main house is actually registered as 2 separate houses and is on 3 floors. On the ground floor there are 3 cellars and 2 storage rooms plus an external oven.  On the first floor, with access from an external stair that ends up in a nice terrace,  there is the entrance, with fireplace, a bedroom, a kitchen, a living room and the dining room plus a staircase up to second floor and down to the cellar. On second floor there are 6 bedrooms and a bathroom. There is also attic space for storage. The barn it is on two floors with 2 rooms on the ground floor and 1 big room on the first floor. Attached Villa in Village with Garden to Restore   An attached villa of 600 m2 to restore located in a country village just 10 minutes outside the walled city of Lucca. The house is laid out on three floors, and has three entrances, two from the front garden and one leading onto the back lawn. The property is accessed through a gate in the high stone garden wall separating the property from the village lane.  The front garden is approx. 80 m2 in size, with two front doors leading into the house. The main door opens into a very large, totally original country kitchen. Behind the kitchen is a series of original cantinas, with access to the larger back garden. Off the kitchen is a stairwell leading to the upper floors. On the first floor is several large rooms, with access to a long loggia overlooking the back garden. There is a second staircase leading to the second floor, which has been divided into three rooms. A back staircase from one of the rooms on the first floor leads down to an independent apartment composed of a kitchen/living room, bathroom and two small bedrooms. The neighbourhood, Monte San Quirico, is one of Lucca’s most prestigious residential areas, with views of the surrounding countryside and its villas, church towers, olive groves and vineyards. Not only would the property lend itself beautifully to the development of a truely luxurious single residence, but could also be easily divided into two large homes, or a series of apartments. The situation of the gardens and terraces on all sides of the house, as well as the various entrances would allow each apartment a private garden and entrance.   The house itself is in fairly good structural condition in most places so may not require a total rebuild. It is composed of at least 16 large rooms. One part of the structure is on three levels, the other two.
