Small village house in the Brancoli Hills close to Lucca for Restoration This small village house presents itself as an excellent "toe-in-Tuscany" and will make an easy project to upgrade into a two bedroom, two bathroom house. Located in the Brancoli Hills, the first hills outside Lucca there is a bar and a shop in the village already.  The village is also one of those well-inhabited villages with life going on all around. The things to note about this property is that the view over Lucca is only obtained from the top rooms as there is a house in front.

Small Rustic House with land in the Brancoli Hills close to Lucca for restoration This property has just come onto our books and we will be checking the facts during the next few weeks. As it stands the property is accessed by about 2 km of white road above the villages. There is already an easily negotiable track to access the property. The property consists of two small buildings, one a storage shed for the maize that used to be grown on these hills and a larger building of about 50 mq.  The two buildings are connected by a tank that, in the future, could be made into a corridor.  Water can be provided from a source below the house and electricity passes about 100m away and can be taken up to the house.

The house size  is about 40 m sq on each floor but it should be possible to obtain planning permission to add more volume if required. There is also about  13000 m sq of land. The road arrives close to the house, although you would need to construct the final portion to have fulll car access. Clearly this house is a complete reconstruction, but once it is rebuilt it will be a perfect Tuscan home with private land, views and room for a pool.        

Small village house for restoration with land and views This small edge of village house has been, for years, used as a barn but was originally a small home.  The property is situated in a medieval hilltop village with fabulous views over the river valley below.  The house is for complete restoration, but all services are close by for easy connection and there is a good sized garden,as well as a terrace, ideal for eating "al fresco". Village House to be restored in the heart of Garfagnana Valley       2bedrooms* 1 bathroom*2 cellars   This house is located in the Garfagnana Valley in a pretty village in the municipality of Camporgiano.  The house has good car access and it is possible to park right outside the front door for loading and unloading.  There is a new roof but inside it needs complete restoration.   The house it’s on 2 floors plus the cellars.   On the ground floor there are 2 cellar rooms, one quite big and the other a perfect size for the central heating boiler.   On first floor there is the entrance, a dining room with small kitchen area and the living room. On the second floor there are 2 bedrooms and 1 bathroom.   This is a restoration project, but with a new roof you are already on the way to making a perfect "Toe in Tuscany" property.

On the ground floor there is a kitchen and reception area and bathroom.  The floor above has another reception room and 2 bedrooms, and above that there is another single bedroom with the best of the views. Underneath the house, above ground level, are 2 cellar rooms which run the entire length of the building. The house is set in a characteristic medieval village and has it's fair share of great features, including the arches and the gargoyle. This is an interesting property at a very interesting price. 

Original Tuscan Stone House of about 160 M Sq with land for Restoration and outbuildings     This traditional Tuscan farmhouse is for complete restoration. The original stone roof is still in place but has holes and will need complete overhaul as well as a new waterproof felt. The property is large, with approx 160m² on three floors with two rooms on each floor and ladder stairs. The property is not habitable and needs extensive work.   A large ruined barn of about 39m² is adjacent to the house. It needs a roof but should restore into a 2 storey building. There is also a single floor shed at other end of the main house of about 20m².   Water is available from a natural spring about 20m away. The spring was roofed and controlled but has collapsed and needs re-building.   The house is accessed by 6km of dirt road in reasonable condition and mostly fairly level. The road also serves a neighbouring agriturismo, and a number of other propeties, some in seasonal use. The road is maintained by Comunità Montana.  The actual site itself will require a bridge to be built across the stream. There is also a new road being built which passes the house and will be tarmaced to accompany an underground high tension electric pipeline for a new HEP station further up the river.  We are investigating whether the owners of Casa Capraia will have use of this road.A large portion of land is included. The land is a 16 Ha tract, over 1 km long. This is mostly beautiful forested land running along one side of a stream. However, this is not for dreamers this is the property of a lifetime for someone with time and money to invest and who wants complete peace and quiet.    There are a number of outbuildings included in various states of disrepair/ruin, including two metati (chestnut stores), and another barn. Also, there is another small house on two levels near other end of property, i.e. about 1 km away. This last is by the steam so has water available.   The whole complex is located quite close to Castelnuovo di Garfagnana with all services and there are local shops in La Villa. Anyone contemplating this project should be aware that there are some problems with access to this property.  The house is on the other side of a stream and then uphill about 50M.  It needs an approach road or path of about 50M, then a foot bridge and then stairs to get up to the house.    However, once the access issue is resolved, whoever buys it will be rewarded with a classic Tuscan farmhouse with out-buildings and views and lots of land.  Plus, of course, the other complete house located quite close to the river and closer to the new road.  

Small semi detached stone house dating back to about 1750-1800.   This property is situated in the beautiful sunny and warm Compitese area south of the medieval city of Lucca, in a very attractive hillside hamlet with magnificent views. The property also include a barn that it is attached to the house and that can be converted into civil habitation, so this can be a nice good size property. The house and the two barns need to be restored to make a large house and a guest house, as one of the barns is attached to the house. The house and the main barn are on 2 floors, the walls are made of local stone and the internal floors are made of wood. The other barn is a bit smaller and is also on 2 floors. The land is mostly flat and, according to the local municipality, you can build a pool here.
