Village house restored in a town near Bagni di Lucca.  

Large restored home in medieval village between Bagni di Lucca and the ski resort of Abetone.  Ideal for a B&B.   This large family home is over four floors and is in very good condition.  The roof was completely renewed in 2002. The house has wide staircases and lots of unusual corners and unexpected rooms.  This is not a conventional lay-out.  The property was restored in about the 1980s and some of the original features have been covered over.  However, it is a large, well looked after property and putting the charm back should not be too difficult. This is a very interesting price for a great family home or even a business opportunity as a B&B.  There is some outside space including a small courtyard that, probably, doesn't get much sun.  There is, however,  the possibility of negotiating over the use or freehold of a small piece of garden attached to the property. Restored house in renowed village in the Garfagnana This dear little cottage is found in the large village of Vagli Sopra and is one of the original, historic houses of the old town built.  Vagli is best known for its Resevoir Lake and dam, constructed during the time of Mussolini.  The construction required the flooding of the old village of Vagli Sotto and so the area has built up a reputation as being a place to visit. In theory, the electricity board drain the lake every ten years for maintenance, this was last done in 1994 so we are well due for the spectacle of the appearance of the old village.  When the lake is low, one can sometimes see the church tower sticking out of the water. The house has full central heating and is ready to move into except for maybe a refit on the 1970's bathroom.  The wiring is acceptable and the sewerage is public. The house has full car access and parking opposite.  There are also bars and restaurants all within walking distance as well as the lake.  There is a parcel of private land just 50 meters away and not seen the day of my visit however, it is definately big enough for a garden with a paddling pool.

1 Bedroom stone house in attractive medieval village with good access to Lucca    This attractive small house is in a beautiful village with easy access to Lucca and can be bought on its own or with an adjacent larger house; Casa Pacini Grande. The smaller house is one bedroomed with lots of original features and is priced at Eu 70,000. The larger house has 3 bedrooms, panoramic views, original features and is priced at Eu 120,000. Both houses are in very good condition, with beautiful stone exterior and the larger house has the possibility of a small garden.

Charming restored cottage in picturesque hilltop town     This charming cottage is located in a characteristic hilltop town, really no larger than a large village.  The town is completely surronded by medieval walls and there are great views over the surrounding valleys and hills.  There are bars, shops and restaurants and even a school.  There is also good access to even more services in the valley below. The house itself is beautifully restored on 3 floors.  The front door opens to a lounge with exposed stone and beams and a bathroom.  The original stone staircase leads from here to the second floor with kitchen and large reception area.  The floors are restored chestnut beams and floor boards and look really great. Upstairs again there is the main bedroom and an other large area leading to a sort of minstrels gallery level at the very top of the house.  This area could make a second bedroom, and, at a push, the minstrels gallery area could make a third, or a great childrens room. This house is in a very attractive medieval town which makes a great base for exploring the local area and further afield to Lucca, Florence and Siena.  The house is beautifully restored and requires no extra work.  At this price it is most definately worth viewing.  

Restored Village house with garden and fabulous views    This completely restored village house has exceptional views from the 2 gardens.  The gardens are not attached to the house itself, which is part of a small terrace of houses, but they are only about 10M away from the front door.  The main piece of garden includes a kitchen area and a large table for dining 'al fresco'.. The house has one double bedroom and the possibility of making a second bedroom either in the very small upstairs lounge or by converting one of the 2 cellar rooms beneath the property. This small house needs no work, is competitively priced and has great outside space.  Definately worth viewing. Ther may just be enough space for a small pool in the garden.

Restored house with Garden in medieval village close to Bagni di Lucca This house is in the Lima Valley between Bagni di Lucca and the ski resort of Abetone.  The village is very lively and also surprisingly wealthy due to many of the indiginous families having spent time in other countries building up and running businesses.  This also has a hidden advantage in that the families have an open mindset and some even speak some English/French/German etc. The house is ready to move into and inhabit all year round as it has full central heating.  The heating will need some updating and theboiler definately needs to be looked at before firing up the heating! The design is interesting as the house has been built with a middle staircase and rooms either side of it. A lick of paint and a new bathroom will make this house a perfect buy!

Detached Mountain Home of 56 mq with 4500 mq of land This home is just 10 minutes from the ski slopes of Abetone and within walking distance of the small town of Pian di Ortani.  The mountain views are spectacular and the peace and quiet of the parkland is awesome.  One only hears the trickling of the stream that passes a small distance away from the house. At the moment, there is no car access and the owners are going to rebuild the current pathway up to the house.  In the future, it will be more than possible to build a full car access over the land in from of the house. The house was restored 15 years ago and although, it may not be to your taste, it certainly needs no work apart from cosmetics.  The roof is good, the electrics are fine.  There is both private water and public water.  There is no central heating currently but one of the owners is a plumber and can install central heating as part of the contract.  Behind the house is a large cavity space to avoid damp in the house, the exterior of the house is stone covered with plaster so one could go back to the stone finish. The house is within walking distance of the small town where there are local services including a post office, 2 bars, a sports complex and a grocers. Village house in good condition in medieval village between Bagni di Lucca and Abetone   This village house is on 3 floors plus a cantina level accessed from behind the property.  There is a shared court-yard space to the front and the house is in very good condition.  The property is currently divided between 2 owners, but in a very odd way with a shared hallway and staircase and different floors and rooms belonging to different owners.  However, fortunately, both owners are keen to sell and you would be able to get full freehold of the entire property. There are great views from both sides of the house and the village has shops and bars and is about 30 minutes from skiing at Abetone and 20 minutes back to Bagni di Lucca.

The house is of a terra-tetto style meaning from floor to ceiling which means that the house is on three storeys.  I guess the only real downside to the house is the ground floor bathroom however, that can be put to good use when entertaining in the garden! The eat-in kitchen has a corner fireplace and is modern.  The two bedrooms upstairs have stunning views across the lake and up to the mountains.

Restored Village house in attractive location in the lower Garfagnana   This house is in very good condition and immediately habitable with a recent new roof.  It lacks some original features, but there is a garden, a marble staircase, original fireplace  and good views.  There is also a garage which is ideal for keeping a car at the property safely parked off the road.  The property is fairly close to the village car park for daily use and actually has not lost too much charm.  The exterior would benefit from being repainted a more sympathetic colour but all in all, this is a very interesting property. The village has a bar and is in the lower Garfagnana south of Castelnuovo.

Restored semi-detached House close to the Ski resort of Abetone This property is located about 9km from Abetone and so is ideal for skiers.  Access is from the main road and there is a parking bay adjacent. The garden is about 340m²  and includes a strip of land on road side of house plus a generous rear terrace and a small garden below. The garden is presently overshadowed by tall trees, but we are assured that the adjacent land-owner does not object to felling/reducing the trees and this will reveal a magnificent panorama across the valley. The house is being sold furnished and includes one or two nice pieces.  The owners will be taking the televisions and some personal photos.  Apart from that, what you see is what you get. The house is of the terratetto style from floor to roof on three storeys with original stone steps and hand-made iron banisters.
