Historic villa between Lucca and Pisa.
Villa Anna Maria is part of a complex of 18th century villas between Lucca and Pisa in gentle hills. The villa has been restored recently returning all the original frescoes back to their former glory. There is also a dependence in the garden that used to be the laundry. The garden is mature with excellent examples of Camelias and Magnolias to name just two of the wide variety of flora in the fully enclosed parkland.
At the moment, the villa is divided into three aparments with a central hallway however, is easily able to be convert into more apartments or a single home.
The entrance hall is very large and very impressive. The rooms either side of normal dimensions but have high ceilings. There are two separate wings here, one with a kitchen, bathroom and a bedroom. The other has two bedrooms and two bathrooms.
The Noble floor is plumbed to have two kitchens, it currently has one kitchen and three bedrooms.
The top floor is of old Tuscan style and has beams and terracotta floors due to the fact that these were originally the servants quarters. The current owners live in this apartment of three bedrooms, bathroom, sitting room and large kitchen. The attic has 2 bathrooms.
The roof is completely insulated, all services are public. The heating is zoned with six different boilers heating the various parts of the villa. These boilers run on methane.
The land is completely fenced and includes some of the river. There are wooden constructions in the garden where guests can have BBQ's near the pool, these are fitted with a kitchenette. The garden also has a stone grotto where is there is also a shower room.
The other construction in the garden is the ex-laundry, which has been totally restored with a huge fireplace on the wall where the river passes, the owner who is an engineer assures me that the thinking behind this is to avoid damp getting into the house. The guest house has a kitchen, a very attractive bathroom and a bedroom.
There is a project approved for an external elevator to be constructed behind the villa.
