Villa Giambastiani Country Houses - Restored in Lucca

This amazing complex is found just 3.5 km from the centre of Lucca.  It consists of a main villa, a limonaia which is currently registered as being for commercial use and a farmhouse currently divided into two apartments with accessory rooms.

The property is situated upon 3000 mq of parkland with a private road access from the south.  The main garden is bounded by a high wall and ornamental gate and has a round swimming pool of 8.5 m diameter.

The main villa is designed in a typical Lucchese style and is on three floors.  The villa has been divided vertically into a restored part and an unrestored section.  The restored half has had no expense spared and has been also structurally restored, for example to allow one of the en-suite bedrooms to have an enormous hot tub in it!

The ground floor has a large entrance hall with original flooring, a living room with character fireplace, a dining room, a formal reception room, as well as a casual one.  There is also a bedroom suite on this floor with its own bathroom.

There are two staircases up to the first floor where there is a large reading area/dayroom with balcony as well as the three, fully restored, en-suite bedrooms as well as one other restored bedroom.  This floor also has three large storage rooms.

The second floor is accessed from the wide staircase and is currently used as a two-bedroom apartment for staff as well as having three unrestored rooms.    

The roof has recently been restored with new tiles, gutters and drains.  All the windows are traditional with Lucchese style fittings and shutters. The heating is fuelled by mains, methane gas and has more than one zoning.  The villa has air-conditioning on the ground and first floors.  The electrics in the main restored part of the house are certified and the sewers are public.  The water supply is both public and private with an autoclave to pressurise the water.

The 'limonaia' is a large airy building divided into two large rooms with two bathrooms.  This room used to be used as a showroom for soft-furnishings.  Again the roof has been recently restored, the heating and hot water is fuelled by methane.  The wiring is certified.

The farmhouse called a 'casa colonica' in Italian is on the edge of the complex and would make a great caretaker lodge or staff quarters.  The ground floor consists of a living room, kitchen, bathroom, hallway, storage room and external stables.  Upstairs are four bedrooms and, externall, two large storage rooms.  The attic has three rooms.  Here the floors are partially 'graniglia' and partly old terracotta tiles.  This property will need complete restoration and has a project designed to make it into two residences if wished.

This property would be fantastic as a country club with very easy access into the city.
