Sixteenth Century Villa on 25 acres of land with pool and Sea View

The villa was originally constructed in the 16th century, over the centuries various alterations and additions were made until it was completely remodelled into the form in which we find the property now.  The current owners restored the property over three years using only the best materials and also using the most ecological methods available.

There are solar panels for hot water, there is a fireplace in the kitchen that produces 34 Kw of heat from which the radiators in the main house are heated.  All the windows are double glazed.

The villa is divided into 7 sections, four use the main entrance, the other three have independent entrances.

The main residence occupies the first floor which was originally the "signorile" floor.  This consists of a huge gourmet kitchen leading out onto a private, covered dining terrace, this terrace then leads down to the manicured garden.  On this floor there are two large reception rooms with beamed ceilings and terracotta floors as well as a cloakroom.  The bedrooms both are bedroom suites with a bathfoom and walk-in closet, the gues bedroom actually enjoys its own balcony and sea view.

Upstairs are six more spacious rooms which have been currently divided into three luxury holiday residences, each with gourmet kitchen, luxury marble bathroom and reception rooms.  There is also a roof terrace as well as a small balcony off one of the rooms. Each of the three bathrooms have rain showers and some have baths..

The largest of the annexes is believed to be the oldest part of the villa, it is on two floors and the upstairs houses a double bedroom with private balcony, below which is the lounge with doors leading out onto a private terrace. The bathroom is a wet-room with a large walk-in rain shower. On the lower ground floor is the kitchen dining room with the usual complement of appliances. L’Ulivo has a small garden and large paved terrace with spectacular views over the Camaiore Valley to the coast.

The second annex has a private entrance, kitchen which leads out onto a terrace for al fresco dining,  It has a sitting room and a large double bedroom with bathroom.

The ground floor apartment has two bedrooms one spacious double bedroom and one fun bedroom for kids to sleep in.  This also has a solid wood kitchen and an outside patio for summer dining.

The pool is a 15 x 7 m pool with Roman steps.  There are 300 olives on the land which are used to make esquisite olive oil.

We have been in the property business over ten years and all properties have a defect, this is probably the first I've seen without one!
