This gorgeous property is found in the most beautiful parts of the “Lucchesia” which holds all the characters of true Tuscany with Cypress Trees, Vinyards and Olive Groves. This property has 200 olives trees and so can be completely auto- sufficient in olive oil. The road finishes at this property and the “Casa Colonica” and there is parking.
One enters through one of the two gates in the wall surrounding the garden, this is a cottage style garden with a delightful 5 x 10 m swimming pool. Behind the house are all the olive trees.
The main house has a central hallway with a large dining room leading, through an arch, to the kitchen. The other siide of the hall is the sitting room with a fireplace off which is a bathroom with a shower and the laundry. As this room has a bathroom off it, it configures very well as a fifth bedroom in the main house. One goes up the original stairs to the four sizable bedrooms, one of which is used for storage and three bathrooms, one of which has a bathtub as opposed to a shower. The landing is very large and so offers lots of storage.
The apartment above the main house has an independent entrance which then goes into a comfortable living area, kitchen, bathroom and two bedrooms. There are two other rooms which could be used as bedrooms or a study. This apartment has separate heating from the main house.
The entire house is heated with gpl gas but the apartment upstairs also has electric heating when the main house is not lived in. The water is mains but there is also irrigation for the garden. There is a septic tank.
The olive grove behind is accessed from the cantina to the right of the front door, this cantina has the boiler. Behind, in the courtyard is a bread oven and access to the bottom floor of the attached annex. This courtyard also leads to the main cantina under the house and then widens out into the 5000 mq olive grove.
The most important thing about this house is the location which is 10 minutes-drive from Lucca and is on the western side and so benefits from the sea air. The land and views are of gently sloping hills but one can still look up to the snow-capped mountains where one can ski in the Winter. The beach is about 35 minutes drive away.
