Traditional Farmhouse with 72000 mq of Land with views of the Alpi Apuane – Energy Class G

 

This gem of a property is found in the hills above the market town of Gallicano.  It is accessed via a private road that we drove with a regular car.  It is completely detached and has wonderful views.

The design of the house is of an traditional farmhouse with a central hallway, wooden steps and with rooms off it.  One enters on the first floor as the cantinas are used as a damp course.  There are currently two kitchens as there were originally two families living here.  One is lovely with a ‘therm-camino’ that could heat radiators, however, the other is where the original fireplace was but has been used as a storage room for ages.  There is wood cladding in some of the rooms but, underneath, there are the original beams.  All the floors are of solid wooden planks.

The room where the bathroom is, was updated from the 1970’s as, before this, the famlies used an exterior bathroom!

Upstairs there is the same style of central corridor with four, very large rooms, two of which have two windows.  The roof was made new in 1991 and has roofing felt.  The rooms are plenty big enough for en-suite bathrooms.

The cantinas are accessed via a trap door and stairs although there is an entrance from the outside.  This was where the original families kept chickens and used some of the rooms as workshops.  The cantinas are not for the faint hearted but they do really show how people lived in this part of the World.  The house even has excellent drainage channels under it for the rain water.

At the beginning of the complex there is a chestnut drying shed close to the access road to be restored.  There is also a large barn of 45 mq built in stone on two floors.

The land is mainly gently sloping however, it is 800 m above sea level with stunning views of the mountains including the “Pania” and “The Sleeping Man”.  It is located close to the natural walking path n.133 from which many excursions can begin to explore the “Alpi Apuane” mountains.

The property has private water and electricity although it would be easy to get attached to the public water as the house above has public water.
