This property was bought and restored by its present owners and has a permission from the municipality to be used as “Affittacamere”, holiday rentals. Its peaceful setting on a wide sunny hillside overlooking verdant meadows make it a perfect getaway for holiday makers to find peace and tranquility where almost the only sounds are the birds and the river in the valley.
Upon arrival one is struck by the openness of the land and the view of Monte Giovo, one of the highest peaks in the local range of the Apennines. The, centuries old, large stone farmhouse is flanked by the “metato” a large stone barn like structure, which functioned as a chestnut drying store, now used for firewood storage and has not yet been restored. It does however, have all the conduits leading to it for eventual power, water and central heating.
There is ample parking beside the metato. There is a graveled area in front for ‘al-fresco’ dining with a lovely view of the fields and surrounding mountains, and a courtyard area in front of the house with the bread/pizza oven, worktop and original stone sink..
The house is light, open and spacious with large windows and French Doors out to the garden. The entry hall leads into a sitting room with a double-sided fireplace which also opens onto the large nearby dining room. To the left there is a utility room and guest bathroom. The main living rooms flow into each other and are beautifully decorated in a restful cream colour. The fitted kitchen also has a bright, clean finish and a lovely view. There is a formal living room with beautifully profiled chestnut stairs up to first floor. All the windows, made in Austria, are double glazed and very efficient to keep the house cool in summer and warm in winter and operate in a tilt and tip manner. The internal paneled doors are painted cream to keep the whole area light and airy.
There are 3 large bedrooms upstairs, one of which has a covered balcony opening on the lovely frontal view. There is a large family bathroom on this floor with both a bath tub and shower and double sink with an elegant marble counter.
The entire house and one out building have several methods of heating, There is a wood-burning furnace for economy, which takes advantage of the vast supply from the property’s woodland, as well as the opportunity for GPL gas. There are solar panels which, while they aid the heating system in winter, provide for all the necessary hot water in summer. Three years ago, the owners put in photovoltaic cells, which contribute significantly to reducing the electric power costs.
The solid roof and interior floors were restored by the previous owner. The house has an abundant water source from a spring which has been tested and authorized and is about 800 m from the house and is cleaned twice a year.
In the semi-in-ground level of the house there are three rooms which are registered as cantinas and were used as informal living spaces which are outfitted with kitchenettes and shower baths. These can either be separated as two living spaces or, by a connecting door, can be combined into a 2 bedroomed, 2 bathroomed apartment. They are part of the central heating system. They are particularly cool and refreshing in summer.
The separate, restored barn has an open living area with kitchenette, its original chestnut beams, and wood burning heating stove. The staircase, made from the original chestnut planking leads up to the large bedroom. There is a fully registered bathroom in this room. This building is also connected to the central heating system.
The property is fronted by fields which were fruit orchards and has vast wooded hillsides at the back. There is a modern Septic system.
