A beautiful Tuscan 15th century house with private infinity pool, designed for comfort and style. Believed to be the old armoury, the house is located in a wonderful Medieval village with panoramic views of the Lima Valley and surrounding countryside.

With its traditional chestnut beams and cotto tiled floors the house, whilst retaining its sense of history,  has a spacious, light, contemporary feel to it.  Having recently been restored by the present owners you realise, on entering the property, that they have paid great attention to detail and have successfully merged old with new.

Stepping through the gate you enter a cobbled courtyard from which steps lead up to the pool, built in an elevated position above the house.  The double-sided salt water infinity pool, commissioned by the owners, is an engineering marvel.  There are two large terraces with breathtaking views from all sides and, if it is shade you need, there is nothing more relaxing than sitting under the pergola below the nurtured vines.  The grapes have even been harvested and made into a local wine.

Returning to the house itself, doors lead from the courtyard into either the entrance hall or kitchen.   The house has four bedrooms, large sitting room and snug with an impressive open fireplace, vaulted dining room with a glass-sided minstrel’s gallery and a well equipped kitchen and breakfast room with a woodburning stove.  There are two bathrooms, one en-suite to the master bedroom. Both, designed in Tuscan creams and yellows, have roll top baths and there is also a walk-in shower to the en-suite bathroom.

Steps from the courtyard also lead into the spacious cantina, which houses both the washing machine and the central heating system.  The owners decided to fit a top-of-the-range Termorossi pellet burner from which the entire central heating system runs, including the under-floor heating in the dining room.  This is a wonderful area for storing anything from the pellets themselves, wood for the fires and even your skis for the winter months if you wish to take advantage of the extensive ski area of Abetone, only 35 minutes away.

The house also has the advantage of having the potential of creating a fifth bedroom off the minstrel’s gallery with an en-suite shower room, or you may wish to have a study.  There is also a delightful small barn overlooking the courtyard which again, with planning permission, could be turned into auxiliary accommodation to the main house.

As well as the extensive area of terracing around the pool, the property also owns much of the land above this area, as well as an area of land immediately below the property.

The house is unique and is a pleasure to visit.  It is a ‘lifestyle’ house and one which can be enjoyed throughout the year.  You may wish to share it with only friends and family but it also has great potential to be rented out throughout the year.  Its location is wonderful and is a good base from which to explore the historical cities of Pisa, Lucca and Florence as well as the stunning heritage coastline of the Cinque Terre.  Also, being only a short drive from Bagni di Lucca, you are never far away from sampling the local shops and restaurants or perhaps playing tennis on the club’s clay courts.

Finally, the village itself has a close community and in the summer months hosts various traditional festivals and events.  It has a traditional bar, walking distance from the house, which welcomes locals and visitors alike.
