Village House only 5 minutes Way from Bagni di Lucca SPA Town Energy Class F
Arriving at the public parking of the village there is a walk of only 50 meters to the house which is enclosed in a court yard.
All amenities ca be found a five minutes drive away, in Bagni di Lucca, where there are restaurants, bars, supermarkets, a post office, two banks and a gorgeous public swimming pool.
The dwelling dates back to 1850 and it was restored in 2007. The depth of the step is the new reinforced floor( which runs through the whole floor), tiles, wiring system, central heating, a new kitchen and a new bathroom.
The house has oil central heating and in 2007 the fireplace in the living room was built. It is a very powerful fireplace, a “camino ventilato”, when on, it blows hot air in the living room, in the bedroom and in the bathroom upstairs. The fireplace is enough to keep the house warm during the winter months. The central heating is needed some days only when very cold in December or January.
There is a solar panel on the terrace which is working and provides plenty of hot water during the summer in the kitchen and bathroom on the 1st floor (two people can shower without problems).
The running costs of the house are very low, not fixed costs for gas (inexistent in the village) , and electricity and water based on the usage. For cooking bottled gas is used (which is safely stored outside underneath the iron staircase) and with two gas bottles (about EUR 50) per year when living permanently at the house it-s possible to cook every day of the week (the way Italian people cook not English :): )
Also, the house has a loft which is accessible from the 1st floor. In the ceiling above the corridor (where the bathroom is) there is a small trapdoor. There is a ladder in the master bedroom. It is large as the perimeter of the house and high enough to be able to walk comfortably standing up. The loft has a skylight and also a window which can be seen from the terrace looking up, it is the one where the TV aerial is.
All the furniture that are currently at the house (including a washing machine/dryer in the kitchen next to the dishwasher) are included in the price. The wooden furniture in the living room are bespoke and were made two years ago by a local carpenter.
The entrance is accessed from an external staircase in a court yard surrounded by other houses. One enters into the lounge where the great fire place is. Here are also the stairs up to the second floor where the two good sized bedrooms are and the new shower room.
Next room from the lounge is the kitchen which is large enough for a family having dinners there. It leads onto the great sun terrace with amazing views over the Appenines, and perfect for al fresco dining in the sunset.
The village is very relaxing, the house is very comfortable and easy manageable., ready to move into key in hand!
