ID-Fattoria di Jo
This complex is located just above Filicaia, a small village where you will find two bars, one restaurant, post office, bank and an hairdresser.
The access is from a private concrete road that cross the land with plenty of fruit trees; as soon as you arrive near the house the land became flat and the view opens up toward the Appenini and the Lake of Pontecosi. The land consists of gently sloping hills with a large flat paddock where the current owner keeps Gerrie, the horse.
The complex is made of the main house, the barn, the "metato" (chestnut drying shed) and the outbuilding; everything was built around 1920 and the main house was restored during the years.
This complex is perfect for someone who wants to have a farm or want to create an "agriturismo" or a B&B. There is plenty of useful space that could be converted into civil habitation.
The house needs some updating, the main structure is good, the access is from the private courtyard into a living room with fireplace, from here you access to the first bedroom, the corridor that leads you to kitchen, the two more bedrooms both with access to the panoramic terrace overlooking the valley and to the bathroom. The main living area is all on one floor which is super-convenient.
On top of the two bedrooms there is attic space good for storage; this part of the house has been built more recently than the rest of the complex. Underneath the house there are one big room used as cellar and a garage.
From the courtyard, you have access to all the other buildings, the barn still use for keeping the horse, is on two floor for a total of around 90 sqm; the chestnut drying shed where you will also find the bread oven and next to this you will have the storage building on two floors for around 40 sqm with a second garage on the ground floor.
The land underneath, next and on top of the house is mostly flat and would be perfect for horse stables or for a swimming pool also because the house has a private spring, so free water.
The main house has central heating running with a wood burner located on ground floor and on the roof there are two solar panels for hot water.
