Beautifully Restored Farmhouse and Annex with Unrestored Garages and Barns on 6 Hectares of Flat Land
The property has very easy access off the main road making the city just 5 minutes' drive from the house. There is also access to the "Parco Fluviale" allowing a pleasant 30-minute walk into the city along the riverside.
The house itself has a major "wow factor" as one enters into the house. The current owners used a lighting designer for the beautiful dining room which has stone-faced walls and lit beams.
The kitchen also has designed lighting, arches and a bread oven, large enough for 24 loaves of bread. The kitchen has direct access to the garden and covered terrace. The ground floor has a bathroom and a laundry.
On the first floor, there are three ensuite bedrooms. Above this is an attic with a bathroom.
The entire house has gpl, under-floor central heating.
Beyond the barns to restore, potential garages, and a pig sty, is the restored annex. This annex has 2 bedrooms, a bathroom, kitchen and sitting room and is 60 mq. This also has a door out to the orchard.
There are 50 olive trees.
The orchard and olives do not need irrigation as the area has the influence of the river which is a phenomena called "Felde Acquafola".
There are three wells on the land which are regularly analysed. The house has a water softener as the water close to the city of Lucca is quite hard.
The two parts of the house that are restored, i.e. the main house and the annex, have restored roofs.
Behind the house is a 15 x 6 m swimming pool with a water jet at one end for a spa zone. At the opposite end the pool is 3 m deep as this house was never used for rentals.
One of the barns is used as a lemon house, another would make a great garage, the pig sty, is in great shape and even still has the old manger in it.
Overall the house is teeming in character and beauty. Obviously, being close to the city it does have some indigenous noise.
