ID-Villa Catene
A beautiful Villa divided in two apartments with swimming pool (in need of restoration) and full car access, within walking distance for all amenities and public transport.
There are two entrances into this property, one can enter into the hallway which leads up to the two spacious apartments or one can drive in the gates to park behind in the spacious private parking lot. There are several outhouses behind the divided villa.
Personally I prefer the sweeping driveway even though the back of the villa has not got the new stucco like the front.
The garden is about 1000 mq with a kidney shaped swimming pool to be restored. The owners do remember swimming in it though.
There are then two pig houses and an annex which had permission to be converted into a home but this has now expired.
The stairs lead up to the first floor apartment which consists of a kitchen leading out to a large terrace with excellent views of the bridge designed by Lorenzo Nottolini just before his death in 1851. The sitting room also leads to this terrace with the view.
There are three bedrooms and two bathrooms in this apartment, one of the bedrooms leads out to another large terrace, this one needing restoration.
The second floor apartment is identical to the first floor one but lacks the large terraces. So it has a kitchen, 2 bathrooms, 3 bedrooms and a sitting rooms.
The villa is attached to mains sewers and water. The roof has been checked and repaired over the years by the current owners but it doesn't have bitchumen paper or insulation. The electrics were very good with individual circuits but they are now old and will need updating.
Why do you buy this house? Because it has a pool and you don't need a car to enjoy this home!
