ID-Fattoria La Palazzina
Large Farm, Chapel and Tourist "Agriturismo" in the Garfagnana which embodies rustic beauty and a deep connection to the rolling hills between the Appenines and the Apuan Alps
The access is via a short distance of gravel road from the public road along which buses run. One arrives at the eastern end of the building and there are access roads either in front or behind the building where the chapel is.
The main part of the restored portion is a 100 mq room strengthened to latest building code. This room used to be where they dried ceramics, it then became the hayloft until its transformation in 1998.
This part of the building has 3 phase electrics.
On the land, there are two very large buildings, one of which could be used as a garage as it has a concrete floor and the other of which could be used for an indoor swimming pool.
The tourist accommodation consists of three apartments, the first sleeps 4 - 6 people, the second has facilities for wheelchairs and the third sleeps 4.
All the apartments are sold furnished and have central heating. They also all have double glazing. Each apartment has an indpendent entrance.
The other portion of this property is commercial and could be transformed or made into a restaurant, part of the building is even marble lined and could be even transformed into a beauty farm.
This portion needs complete restoration but the bones are there to make something spectacular with high ceilings, large windows and large rooms.
The area surrounding this complex was originally used to grow "farro" which is a cereal used extensively in the local cuisine, it could be used again for this or for recreational use.
Locally, there is Horseback riding, hiking, and mountain biking trails directly from the property.
There is lots of space to make a spa.
Within the complex, there are two other properties, one is attached to the portion to be restored and the other is across a large flat lawn.
